The Gator Certified 17-Point Sprinkler Inspection is a detailed evaluation of your irrigation system’s condition, operation, coverage, and water efficiency. The IrriGators run each available zone, inspect major system components, identify visible leaks and deficiencies, review controller programming, and look for problems that could cause dry spots, excessive runoff, landscape damage, or higher water bills.
After the inspection, you will receive a clear explanation of the problems found, recommended repairs, controller improvements, and opportunities to improve watering efficiency. Repairs and replacement parts are quoted separately unless otherwise stated.
Many irrigation problems develop gradually and often go unnoticed until they cause dry spots, excessive runoff, landscape damage, unusually high water bills, or costly repairs. A small underground leak, poorly aimed sprinkler head, incorrect controller setting, pressure issue, or malfunctioning valve can reduce system performance long before the problem becomes obvious.
Annual sprinkler inspections help identify visible leaks, warning signs of hidden water loss, broken components, wiring issues, inefficient coverage, and improper controller programming before they become larger problems. A professional inspection also allows your system to be adjusted for seasonal conditions and changes in your landscaping.
Regular sprinkler inspections can help:
1. Controller and valve wiring inspection
Inspect accessible wiring connections at the sprinkler controller and irrigation valves for visible damage, corrosion, loose connections, and improper operation.
2. Controller programming review
Review the controller’s date, time, watering days, start times, seasonal settings, and individual zone run times.
3. Rain and freeze sensor test
Check the operation and communication of connected rain and freeze sensors.
4. Controller backup battery check
Inspect the controller backup battery and recommend replacement when it is weak, missing, or expired.

5. Sprinkler nozzle cleaning
Clean accessible clogged nozzles when practical and identify nozzles that require replacement.
6. Sprinkler head alignment
Identify and straighten accessible sprinkler heads that have shifted or begun leaning because of soil movement or normal use.
7. Spray-pattern inspection
Verify that sprinkler heads rotate, spray, retract, and distribute water correctly.
8. Coverage adjustment
Adjust accessible sprinkler heads and nozzles to improve coverage and reduce overspray onto streets, sidewalks, fences, and structures.
9. Landscape-change evaluation
Identify trees, plants, flowerbeds, additions, fencing, or landscape changes that may require irrigation adjustments.

10. Static water-pressure test
Measure available static water pressure and identify conditions that may affect system performance.
11. Leak and water-loss inspection
Inspect for visible leaks, broken pipes, damaged fittings, leaking heads, valve problems, soggy areas, and other signs of unnecessary water loss.
12. Master-valve operation check
Test the master valve when one is present and accessible to confirm that it operates properly between watering cycles.
13. Pressure-regulation inspection
Inspect accessible pressure-regulating devices for visible leaks, damage, and operational concerns.
14. Irrigation filtration check
Inspect and clean accessible filters on reclaimed-water, lake-pump, and well-water irrigation systems when applicable.
15. Backflow prevention device visual check
Visually inspect the irrigation backflow device for obvious leaks, damage, improper installation, or other visible concerns. Certified testing is a separate service when required.

16. Controller and system walkthrough
Review basic controller operation, watering schedules, system concerns, and recommended improvements with the homeowner or property manager.
After the Gator Certified 17-Point Inspection, The IrriGators will explain:
Please note: The inspection identifies system conditions and recommended repairs. Excavation, extensive diagnostics, replacement parts, repairs, and certified backflow testing are not included unless specifically listed in your service agreement.

A sprinkler system should be inspected at least once per year, ideally before spring startup. The IrriGators recommend inspections at least twice per year because sprinkler systems can be damaged by regular mowing, shifting Texas clay soil, ground movement, weather changes, and normal wear over time.
A sprinkler inspection can identify many warning signs of an underground irrigation leak, including unexplained pressure loss, soggy areas, water surfacing from the ground, continuously moving meters, leaking valves, and zones that do not operate correctly. Some underground leaks may require additional diagnostic work, valve locating, wire tracing, excavation, or isolation testing to determine the exact location.
The inspection includes the evaluation, minor accessible adjustments when practical, and recommendations. Replacement parts, excavation, leak repairs, wiring repairs, valve work, and other substantial repairs are quoted separately before work begins.
Yes. A professional inspection can uncover water waste, coverage problems, damaged components, and controller issues before they contribute to larger repair costs or landscape damage. It also gives you a prioritized plan for improving the system instead of replacing parts without first identifying the cause of the problem.
Most sprinkler inspections take 1–2 hours, depending on the number of zones, property size, system condition, and whether additional issues are discovered during the evaluation.
The standard 17-Point Inspection includes a visual check of the irrigation backflow device. A certified backflow test and municipal test report must be completed by a properly licensed Backflow Prevention Assembly Tester and are not included unless separately scheduled.
Yes. The IrriGators can evaluate an existing residential irrigation system and document visible deficiencies before or shortly after a real-estate purchase. The sprinkler inspection is separate from a general home inspection and does not guarantee the condition of inaccessible underground components.
Yes. The IrriGators inspect both residential and commercial irrigation systems, including traditional systems and two-wire commercial irrigation systems.
Yes. The IrriGators inspect smart sprinkler controllers and can also help optimize or upgrade your current controller to a WiFi-enabled smart controller, giving you the ability to monitor and control your sprinkler system from your phone anywhere.
